Check-in is after 4 P.M. (after 9.00 P.M. extra charge 30 euro, after 11 P.M. extra charge 50 euro) Check-out is by 10 A.M. A late check out (until 2 P.M.) is available with an extra charge of 50 Euro To organise check-in, the client must inform the City Manager when they are due to arrive, contacting him 4/5 days in advance by mail or telephone (see Contact) It is guaranteed that the house will be ready at 4 P.M., and it should be vacated no later than 10 A.M. (after 11 A.M. extra charge 20 euros) on the departure day.
The City Manager has the right to deny access to any client who show signs of being drunk or intoxicated, who act agressively towards the City Manager, or who violates State laws.
Anyone booking an apartment agrees not to have parties or loud music playing. If neighbors complain and/or the police are called, it may result in the immediate eviction of the tenant regardless of the time of day or night. This will also result in the loss of prepaid rent. Quiet time in the properties is from 10 PM to 10 AM.
By booking with us you agree to our terms and conditions and expected to abide by these rules. You will also be expected to sign these rules upon check-in on your date of arrival.
BALANCE PAYMENT & SECURITY DEPOSIT
At your arrival, our staff will meet you at your apartment with your keys and orient you with the apartment. Your remaining balance will be due and must be IN CASH (we don’t accept checks, traveler checks nor credit cards) at check in. We will also collect a security deposit in the amount of 200 Euro that will be returned to you at the check-out, provided that everything is in the same condition as when you arrived. If anything is damaged or missing, you agree to pay the cost to repair or replace it. If the cost is more than the security deposit, you agree to cover the remaining balance due. Security deposits may also be paid with paypal.com. Any security deposits that are made with paypal.com, please email our staff at the end of the stay to request the refund of the security deposit. Emailing us after your stay will help ensure a very fast refund of the security deposit. Client agrees to pay for any damage to the property or missing items. Please keep in mind it can take up to 3 business days to get your security deposit back if paying with paypal.com.
Any Paypal.com "E-Check" payments MUST clear the system before the check-in date. E-Check payments will not be considered paid in full until they clear our account. If the payment has not cleared, the rental client agrees to pay that in cash at the check-in. Owners will not release the keys at the check-in until the full rental payment is paid and the security deposit is paid. If you send in a Paypal.com E-Check make sure you send it at least a week ahead of time so it clears the system.
HOUSEHOLD MAINTENANCE & TIDYING UP
The house will be tidy and clean when you arrive – please let the City Manager know immediately if you find any shortcomings. In your house you will find a broom, a dustpan and other useful things to tidy up. You are responsible for the state of the house. Before you leave the house you must wash the dishes, dispose of the rubbish and put the furniture in the order in which you found it. If you do not, your security money will not be given back.
LOSS OF KEYS
If you lose or take the house keys away you are subject to a payment of 80 euro.
If you leave the keys inside the apartment in the lock and a locksmith must be called to open the apartment, you are subject to a payment of 300 euro.
DAMAGES & COMPLAINTS
Our guests should check the equipment listed on the inventory. Damages that occur during normal use of the equipment, if not caused by misuse, will not be charged to the customer’s bill and will be repaired in line with the availability of a technician and with the required materials. Otherwise, if the damage has been caused by misuse, the repairs will be charged to the customer’s bill or deducted from the security deposit.
Please report any damaged equipment to the City Manager, who will endeavour to replace/organise repair as soon as possible.
Please note that the City Manager is NOT AUTHORISED under any circumstance to give a discount to clients. If the client has a complaint and would like to discuss a discount, he must contact the apartment owner via email directly, outlining the reasons for complaint.
BOOKING CANCELLATION OR REDUCTION
A sixty (60) day notice period is required for cancellation. Cancellations that are made more than sixty (60) days prior to arrival are subject to a 5% Cancellation Fee or 50 euros (whichever is greater). The advance payment will be given back by money transfer (Bank Swift or Credit Card) after having detracted the different charges and the bank commissions. Cancellations that are made within 60 days of the arrival date, forfeit the full advance payment.
A change to the booking that results in a shortened stay (be it a late arrival or an early departure), if made within 60 days of arrival, is still subject to the full payment agreed for the initial rental period.
ACCESS
The City Manager has the right to enter the house for reasons of inspection or maintenance.
NUMBER OF GUESTS
Rental guests agree not to exceed the maximum occupancy listed on the website. If rental guests exceed the maximum occupancy of the apartment, owner/manager may immediately evict them with no refund of the unused portion of the rental period. At NO time can the maximum occupancy be exceeded. Pets are not admitted. The apartment is strictly non-smoking. Subletting the house is not allowed.
In the case that the client does not respect any of the points contained in this section, the City Manager will ask the client to leave the house.
